Loan Application Checklist
Be Ready Before You Apply
To make your loan process as smooth as possible, I’ve put together this checklist of the most commonly required documents. Having these ready will save time and keep everything on track.
Every loan is unique, so your situation may call for additional paperwork. If that’s the case, I’ll let you know exactly what’s needed. Think of this as your starting point, with me guiding you through the details step by step.
The Property
To process your loan smoothly, I’ll need a few details about the property you’re purchasing. Please have the following ready:
➡️ A copy of your signed sales contract, including any riders or addendums.
➡️ The property’s Listing Sheet and legal description (your Realtor can provide this if needed).
➡️ For condominiums: the condo declaration and by-laws.
➡️ Proof of your deposit or earnest money.
➡️ Contact information for everyone involved in the transaction—your Realtor, the seller’s Realtor, builder, attorney, and insurance agent.
Having these details upfront helps avoid delays and keeps your loan on track.
Personal Income
To verify your income and employment, please provide the following documents:
Employment Income:
➡️ Pay stubs covering the most recent 30 days, showing year-to-date earnings.
➡️ W-2 forms for the past two years.
➡️ Employer information (name and address) for the last two years. If there are gaps in employment, include a letter of explanation.
➡️ Front and back copy of your work visa or green card (if applicable).
Self-Employed or Variable Income (commissions, bonuses, rental income, dividends, etc.):
➡️ Personal tax returns for the past two years, plus a current year-to-date Profit & Loss Statement.
➡️ K-1s or S-Corporation forms for the past two years.
➡️ If you own 25% or more of a business: completed and signed 1065 (Partnership) and/or 1120 (Corporate) tax returns.
Other Income Sources (if you want them included to qualify):
➡️ Alimony/Child Support: divorce decree or court order plus proof of 12 months’ payments (bank statements, etc.).
➡️ Social Security, Disability, or VA Benefits: award letter from the issuing agency.
Having this information ready ensures your loan application moves forward without delays.
Source of Funds and Down Payment
To document where your down payment and closing funds are coming from, please prepare the following:
➡️ If you are selling your current home: provide a signed sales contract or, if it is still listed, the active listing agreement. At closing, you’ll also need to provide the Settlement or Closing Statement from that property.
➡️ Copies of bank statements (checking, savings, or money market) for the last three months.
➡️ Copies of stock or bond statements from your broker, or copies of Certificates if applicable.
➡️ If funds are being gifted by a family member, relative, or another party: provide a completed Gift Letter along with proof of the funds received (e.g., bank transfer receipt).
Debt or Obligations
To help us accurately evaluate your financial profile, please provide:
➡️ A list of all outstanding debts, including the names, addresses, account numbers, current balances, and minimum monthly payments required.
➡️ Copies of statements for all outstanding debts from the past three months.
➡️ The names, addresses, account numbers, balances, and minimum monthly payments for any mortgage lender, loan servicer, or landlord you’ve had over the last two years.
➡️ If you are responsible for alimony or child support, provide a copy of your divorce decree or court order that specifies your required payment amount.
